Typical Closing Costs
Closing costs vary depending on which contract is used and the specific language of the contract is altered during negotiations. In a typical closing in Collier County using a standard NABOR contract, the Seller pays the following:
*State documentary stamp tax for the deed ($7.00 per $1,000.00 of the sales price);
*prorated charges for real estate taxes, association fees, water and the like;
*real estate commissions;
*attorney fees for preparation of the documents and closing;
*Foreign sellers have a 10% FIRPTA withholding;
*special assessments and/or taxes;
*balance of any existing mortgage;
and other fees and costs depending on the type of property purchased and the terms of the sales contract. For a complete list of expenses, please contact us and we can provide you with a Real Property Closing Cost Disclosure.
